The primary issue involved in selling a house quick is price. It is as simple as that. The old saying is if you want to get rid of a property quickly, price it to sell quickly. So, how do you do this?

First, the value of your home is a relatively subjective thing, but is not set by your personal view. The price at which you can sell a home is set by the homes around. These homes are known as comparable homes ["comps"] and dictate the prices in the neighborhood. You can have a real estate agent run comps for your or you can simply drive around the neighborhood and look the prices for houses similar to your own. Once you get a feel for the average price, you need to take a second step.

Give some thought to how quickly comps in your neighborhood have sold. Have they sold in a few weeks in this hot real estate market [yes, it is still hot.] or have they taken a few months. Talk with neighbors and get as precise a feel for how long it takes to sell a home of your type. Once you have that figure in mind, you are ready to sell your house quick.

The key to pricing your home for a quick sell is finding a price that gets you the most money, but gets the house sold quickly. If comparable homes in your neighborhood are selling for $300,000 in one month, you can list the house for $290,000 and move it quickly. If the houses are selling for $300,000 in SIX months, you are going to have to discount it even more. The amount of the discount will be dependent on how fast you are looking to sell it.

In exchange for giving the buyer a good deal, you should demand one thing in particular. Since you are looking to move the property quickly, you should demand a quick escrow period. Many real estate transactions work on a 60-day escrow period. Two months is a long time, so demand a 30 day escrow and you might even try for a 15 day period. Also, try to pick a seller that already has approved financing. Financing issues are by far the biggest deal killers when it comes to mortgages.

Price is the key if you need to sell your house quick. Just make sure you get as much for it as possible.
