Over 70 percent of all buyers look online first to find homes. This means you need to have an online presence, which raises the issue of picking a site to list your FSBO property on.
We are not big fans of hype. We prefer to be respectful, but blunt. We are not the only FSBO site on the web as you’ve probably noticed. There are four or five sites in addition to ours that you probably see over and over again when you look through real estate.
So, which one is best? Put more succinctly, which one should list your home on? Well, the answer is hard to come by because the question is wrong. Each of the sites caters to different clientele.
For instance, we have very strong rankings in Google, Yahoo and MSN for state listings. So if someone focuses for “fsbo Arkansas” on Google, we pop up in the top 10 listings. Other sites take different approaches. They often just focus on general “FSBO” rankings.
Neither approach is right or wrong. They simply produce different audiences. The fact there are different sets of audiences, however, provide you with the answer to the question of which site to use. Simply put, the more the better. Since each site has a different audience of potential buyers, you want to canvas them.
The best approach for getting the most marketing bang for your approach is to figure out your monthly budget for online advertising and then parcel it among the sites. Regardless of the sites you choose, it is absolutely vital that you post pictures of your home when creating the listings. Think of the process like a dating site. How many profiles are viewed that don’t have photos? Not many. Show the potential buyers the best aspects of your home! Post as many photos as you are allowed to. It can make all the difference.
There is also a strategic reason to post photos with your listing. This is a bit of an inside secret, so pay close attention. Listings with photos are usually pushed to the top of any search conducted by a buyer. The various sites, including ours, want to keep buyers coming back, so we give them the best listings we have which means the ones with the photos. If you want to be one of the top listings when a potential buyer searches for homes in your area, you must publish photos!
With a vast majority of buyers looking online for potential homes, you simply can’t afford not to have online listings. Place your listings on as many sites as possible and you’ll find success.
