The report is derived using statistical and mathematical models in your area. The information calculated includes everything from appreciation rates, comparable home analysis, price trends, zoning issues, foreclosure activity in the area and so on. In short, this is the report mortgage lenders use in making a determination whether to issue loans on a property.
