First Mortgage Payment Trick

Mortgage payments are different than rent payments. Whereas rent is paid in advance, mortgage payments are paid in arrears. To buy yourself a month for cash flow purposes, you should try to time the closing on your purchase. How? You want to close on the last day of the month in question. Why? Your first payment will not be due until the end of the next month, buying you 30 days or so of breathing room.
