You need to try to attract buyers from outsider of your area. Your marketing should exclude all local options and focus only on areas of the country where buyers typically move from to your location. Florida and Southern California are two markets where this can be done, but even those locations are hard. Trying to sell a home in this manner is really difficult, so you should really try to avoid it if at all possible.
