Home Worth Calculation

If you own a home, you have probably been watching it appreciate the last few years with a big smile on your face. To figure out the actual worth, you have to do a home worth calculation.

Home Worth Calculation

Calculating the value of your home is a complex subject. Some people like to run through the various scenarios and crunch numbers. If you prefer to just get the answer as painlessly as possible, we have good news. The following link takes you to the company a vast majority of mortgage lenders use to do the home worth calculation. This is the actual report, not something you fill out and then have 300 real estate agents start calling you.

What Is It Really Worth? - Order  Report

If you are a number cruncher, calculating the worth of your home is going to challenge you. And here we go?

1. What was the purchase price of your home?
2. How long have you owned it?
3. Have you made any significant improvements?
4. If so, what was the cost of each of the improvements?
5. How long ago did you make the improvements?
6. How much have comparable homes in your area appreciated since you purchased your home?
7. How long are comparable homes sitting on the market, to wit, is there buyer demand?
8. What is the top price a comparable home has sold for in your area in the last six months?
9. What is the lowest price a comparable home has sold for in the last six months?
10. How does your home differ from each of these or does it?
11. How long are comparable homes sitting on the market?
12. How old is your home?
13. Are there any environmental factors in your area such as radon or methane gas?
14. What is the crime rate in your area, particularly violent crime?
15. Is there any major new construction in your area?
16. Are you close to schools?
17. If so, what is the student to teacher ratio?

To be honest, you should just buy the report mentioned above. It takes into account all of the factors and is accurate.
