Whether you are considering selling your home or buying a property, home property values can be a bit difficult to determine at the outset.

Home property values are the fundamental, objective figures that make every real estate transaction work. This is true whether you are looking to buy or sell. 

If you are considering selling, you need to know home property values in your neighborhood. This is typically done by getting a feel for comparable home sale prices around you and having your home appraised. Unfortunately, appraisals take time and money. Comparable home values are a bit vague and may not take into account unique aspects of your home. 

If you are considering buying a home, you need to keep in mind that the listed price for the home may have little to do with the actual value. Nothing is worse than finding a home you like and not being able to get a mortgage because the lender says the value is much less than the sales price. Selling or buying a home is an emotional process. A lot of money is involved as is your personal taste. Determining home property values can move you beyond the emotional bias. 

Although it usually costs from about $350 to $700 or so, getting an appraisal from a  certified home appraiser is often the best way to go.  If you don't want to spend the money a real estate agent will often do a market analysis for you free as an introduction to their service and capabilites.  This will also give you a good  figure for the asking price.  Just remember the agent wants a price at which he thinks he can sell your house.  Of course, you want it to sell, too.  Just evaluate his report carefully.
