If you're a buyer, thank your lucky stars.  Real estate prices have been going down for a number of months in much of the country.  It's a classic "buyers' market."  Prices are down and there's a large selection of homes available for purchase.  You're apt to succeed if you make an offer below asking price.  Just don't be too greedy.  Check recent sales prices for the neighborhood and make sure your offer reflects those amounts.  If one sale is much lower than the others, ignore it because the price probably reflects the seller's situation, not the market in general for that area.
