Buyers can afford to take their time now.  The rush has gone out of the market, and the world is sane again.  If you're a buyer, do take your time, expect a good deal on a good home, but don't be unrealistically picky.  Sellers aren't giving their homes away, and you could dilly-dally away a great buying opportunity if you don't do your homework to determine what's reasonable and then make a sensible offer.
