HUD-1 Requirement
You're buying or selling real estate and vaguely know that a HUD-1 is required. You're wondering exactly what it is and whether you'll understand it. It's a standardized form that the government requires settlement agents to use to show the price and charges paid by the seller and by the buyer for each real estate purchase and sale transaction. Information about the buyer (borrower) is in the left column. The seller's information is on the right. The buyer's side shows price and charges such as settlement charges (a total), pro-rated real estate taxes, the amount of any deposit the buyer has made, the loan amount, and the amount of any cash the buyer needs to provide. The seller's side shows price, pro-rated taxes, settlement charges, mortgage(s) to be paid off, and ends with cash due to (or, in some cases, to be paid by) the seller. A further breakdown of charges made to the buyer and seller is on the second page. Ask questions about anything you don't understand. If something seems like a junk fee or confusing, ask calmly. Occasionally mistakes appear on HUD-1s, so don't hesitate to ask. Just be pleasant.
