Dealing with Low Appraisals

When a home is being bought and sold, the buyer’s lender will usually require an appraisal that indicates a property value equal to or greater than the purchase price.  Occasionally, the appraisal comes in too low.  Can the deal be salvaged?

Yes.  Either the seller can reduce the sales price to the amount of the appraisal, or the buyer can pay the  difference between sales price and appraisal price out of pocket, or a combination of the two can work.  For obvious reasons, the first approach is most often used, but all three are seen.
