Dealing with Contingencies Through Time Restrictions

There is no mistaking that this is a buyer’s market we are sitting in. Given this fact, how can sellers react to buyers who make an offer filled with contingencies? Numerous contingencies can lead many sellers to reject an offer outright. Another approach is to use time to limit the impact of the contingencies. You counter offer the buyer with terms that state the particularly offensive contingencies can stay, but are only valid for 10 days from the date of the execution of the counter offer or something similar. This forces the buyer to get serious right away and doesn’t leave you swinging in the wind.
