Condition of Transferred Home
If you are buying a home, it's a good idea to be sure your contract to purchase specifies the condition in which it will be turned over to you. One typically sees some mention of it's being "broom clean, with all mechanical, electrical, and plumbing systems in good working order, and everything in substantially the same condition as at the time the contract was signed by the parties." You will want to "walk through" the house just before settlement to be sure it is in the condition described by the contract. Check to be sure appliances work, the Jacuzzi works, etc. There should be no holes in the wallboard, loose tiles, etc. (unless they were there when you signed the contract and you did not ask that they be fixed as a condition of settlement).
