One of the problems many people run into is the wayward appraiser. Appraisers are humans, which means they can have bad days and come up with disastrous appraisal numbers. Obviously, that can kill your loan. There is a move afoot to eliminate this problem. The solution being offered is the computerized appraisal. Lenders essentially run the property in question through a giant database, get a rough appraisal range and get on with the loan. As you can imagine, that is one big database.
