Checking Buyer Financing
If you're a seller and you're concerned about whether the buyer is financially capable of buying your home, how do you deal with it? Tell the buyer in a calm, straightforward way that you are interested in signing a contract with him, but you want to check with his lender to be sure the transaction can work out before taking your property off the market. Ask him for the name and phone number of his lender. Call the lender, state the terms of your proposed contract with the buyer (borrower) and ask if his firm will fund such a deal. It isn't a kindness to you or the buyer to waste time on something that cannot work, so find out up front.
