If your credit score is less than perfect, you can have a hard time getting a decent loan.  We're all aware of the subprime mortgage mess.  Good credit can keep us above that fray and make buying a home much more affordable.  You can monitor your credit yourself and make sure your credit is reported correctly, or you can get affordable help from pros at helping people clean up their credit scores by getting rid of errors and disputable items at Lexington Law Firm.

Once you identify the home you want to buy, it's  good to have an idea of its value before making an offer.  You want your offer to be at the low end of what similar homes in the neighborhood have sold for.

Many sellers offer home warranty policies insuring that major appliances (stove, refrigerator, etc.) and home systems (heating, A/C, etc.) remain in working order during the first year you own the home.

If the seller you're working with does not, you might want to buy such a policy for yourself.  This is expecially true if your new mortgage will stretch your budget a bit.  This expense can usually be paid at settlement.  You can find home warranty policies at Home Warranty
