Buy The Area 

If you're in the market for a home, be sure you know whether the area in which you're considering buying has a homeowners' association, and, if so, what the association rules are.  These vary widely.  Some associations' rules are fairly common sense, and some have a gazillion rules about everything from colors, to mail boxes, to additions, to "for sale" signs, to fences.  Be sure you can live with the ones in the neighborhood you're considering happily.  If you can't, pass on the house.
