Be Reasonable During Walk-Thrus
Where they're customary, the walk-thru just prior to settlement can cause unnecessary problems. Typically, sales contracts say that the home will be broom clean, and all the working systems (plumbing, electrical, etc.) will be in normal working order at settlement. The purpose of the walk-thru is to determine if the home is in the condition spelled out in the contract. As long as the buyer focuses on that, life tends to stay simple and sane. If the buyer notices that the place where pictures once hung can still be seen on the walls and demands that the whole interior be painted prior to settlement, uproar city ensues. Be reasonable. The time to negotiate for changes has past. You're a grown up. Live honorably with the promises you made by signing your contract.
