Advantage of Seller Financing
In the current slow real estate market, you have to make yourself standout from the properties around you to gain an edge with buyers. One way to do it is to offer seller financing. This can come in many forms, but you will almost always offer to carry back a second mortgage. One way to approach it is to offer to carry back whatever amount is needed to create 20 percent equity in the property. This will then allow the buyer to avoid paying PMI on their mortgage and may even make it easier for them to qualify for a loan.
