80-10-10 Financing
This is a legal, but sneaky way to get a 20 percent down payment and avoid private mortgage insurance. You get your primary loan for 80 percent. You get a second mortgage for 10 percent and use it as part of your down payment. The remaining 10 percent you provide in cash. Since the original loan is for 80 percent, no private mortgage insurance is required.
